Community Management/Tenant Services Associate

Responsibilities:

· Reviews renewals for existing stores and warehouses, quantifies site maintenance issues, researches comparable markets, negotiates renewals, and recommends action.

· Conducts extensive search, visits potential new sites, and makes recommendations.

· Negotiates leases and/or turnovers.

· Coordinates construction for new and expanding locations by locating and elevating construction companies, developing the scope of work to be completed, awarding the project to a construction company, and overseeing the actual construction.

· Disposes of excess co-owned property and closed locations within the remaining terms of the lease by listing properties for sale or lease and negotiating buyouts.

· Handles landlord, operations, and corporate staff real estate related inquiries or problems.

· Resolves money-related issues with subtenants and landlords due to adjustments or delinquencies.

· Reviews all lease-related documents such as estoppels certificates, insurance certificates, non-disturbance, and atonement.

· Acts as the corporate contact for real estate brokers.

· Negotiates extraordinary real estate-related issues such as condemnation, relocation, and easement awards.

· Keeps abreast of developments and best practices in the real estate field.

· Coordinates building maintenance with the Property Administrator.

· Coordinates various projects as needed or directed.

Requirements

Qualifications:

· 1-3 years corporate real estate management experience required

· Experience in a retail and warehouse environment preferred

· Ability to travel up to 50%

· Sound knowledge of applicable real estate laws, contract negotiations, real estate practices and market values

· Ability to develop and maintain effective working relationships

· Strong analytical abilities with the ability to research & analyze environmental and real estate related information

· Effective in verbal and written communications with strong negotiations experience
